Plus, you'll get to meet all of the lovely people who come to stay with you. Running a successful bed and breakfast is lots of fun, but it can take some getting used to in the beginning. Check with your local health and building departments.

In most municipalities, there are certain guidelines you have to follow when running a bed and breakfast. The health department may have guidelines as far as food prep is concerned, and the building department may have requirements when it comes to the structure of the building, emergency exits, bathroom amenities, and the like. Check with these departments before you open your B&B to ensure you comply with any regulations from the get-go.

Don't book guests every day.

You may eventually reach a point where you're comfortable having guests every night of the week. But especially when you're new, it is best to leave the space "unbooked" a couple of nights per week. This gives you a chance to catch up on laundry, chores, and the like without having to worry about guests being accommodated. Some people start off just renting on the weekends, which tends to be the busiest time.

Offer a unique breakfast.

Some B&Bs tend to overlook the breakfast part. If you can offer a really unique, enjoyable breakfast, you will quickly set yourself apart and become a sought-after destination. You really only need two or three menu items that you prepare well since most guests will only stay a couple of days. Pick some dishes, practice them, and make sure you have them down pat by the time you start hosting. Advertise your breakfast options so guests see what they'll be served prior to booking.

Include some things for guests to do.

Make sure you offer some sort of entertainment for your guests. Leave a few board games in the bedroom, set out some pamphlets for things to do in the area, and consider signing up for a streaming service so your guests have lots of TV options.
